First Waterfront Hotel/Residential Complex for Seaport


        
         The first waterfront hotel/condominium complex for the South Boston waterfront is being planned for the location between Northern Avenue and a planned extension of Congress Street and D Street.
         A 3 acre portion of MassPort's thirty acres site has been leased to the Corcoran Jennison Company, Inc. for a 450 room hotel and a 490 unit residential complex called the Boston Waterfront Hotel and Residences. Reports that the hotel would be part of the Marriot chain were not confirmed by developer.
         Located where D Street bisects Northern Avenue the project will consist of three buildings with a single 3 level below grade parking garage that will open onto a new street called New Fish Pier Road. It will add 860,000 sf feet of residential and hotel space to the South Boston waterfront.
         The tallest of the three buildings will be 220 feet high, eighty feet short of the height restriction imposed on buildings on the waterfront along the flight path of Logan Airport.
         Restaurants and retail space in the residential development portion of the buildings will serve local residents and attract pedestrian traffic to the neighborhood. The plans call for restaurants and retail space fronting on Northern Ave and sidewalks that will connect to the recently opened South Boston Waterfront Park and the Silverline MBTA station, and tree flanked sidewalks wide enough to accommodate outdoor seating for the general public. When completed the project will turn this empty portion of Northern Avenue into a twenty four hour residential neighborhood. There will be landscaped courtyards that will be available to the public as open space and views of the harbor from the public areas.
